The proposed 25-story tower is designed to feature approximately 20,000 square feet of ground-floor retail, 250,000 square feet of Class A office space, and 180 market-rate residential units.
This ambitious project, estimated at $125 million, reflects a growing trend of vertical integration in urban core developments, combining live, work, and leisure spaces within a single structure. The design, conceptualized by Gensler Architects, emphasizes sustainable building practices and aims for LEED Gold certification. It includes extensive green spaces, a rooftop amenity deck for residents, and public plazas at the street level to enhance pedestrian experience.
The filing initiates a lengthy review process with the Department of City Planning and the Department of Building and Safety. Community outreach efforts are expected to commence in the coming months, addressing concerns regarding traffic impact, affordable housing contributions, and neighborhood integration. If approved, the development could break ground as early as late 2027, adding substantial density and economic activity to the revitalizing Wilshire corridor.
