Downtown Los Angeles's historic Broadway Theatre District is set for a major revitalization with the approval of a new mixed-use development at 720 S. Broadway. The project, spearheaded by GHJ Development, will transform the former Grand Central Market Annex and adjacent vacant lots into a dynamic hub of retail, creative office space, and 150 residential units.
'This development is a testament to the enduring appeal and potential of Broadway,' stated Councilwoman Eunisses Hernandez, whose district encompasses the area. 'By blending historic preservation with modern amenities, we're not just building structures; we're restoring the soul of a neighborhood and creating opportunities for new businesses and residents.' The project will incorporate the facades of several historic buildings, maintaining the district's unique architectural character.
The ground floor will feature approximately 40,000 square feet of retail space, designed to attract independent boutiques and diverse culinary concepts, complementing the existing offerings of Grand Central Market. Above, 80,000 square feet of flexible office space will cater to tech startups and creative industries, drawn by the area's burgeoning artistic scene.
'Our goal is to create a pedestrian-friendly environment that encourages discovery and community engagement,' explained David Lee, Principal at GHJ Development. 'The residential component, a mix of market-rate and affordable units, will bring much-needed density and round-the-clock activity to this block, which has been underutilized for decades.' The project is expected to break ground in early 2027.
Preservationists have praised the developer's commitment to integrating historic elements. 'It's a delicate balance, but GHJ has shown a genuine respect for Broadway's legacy while pushing for innovative growth,' commented Linda Dishman, President and CEO of the Los Angeles Conservancy. The development is projected to inject significant economic stimulus into the local economy, creating jobs and attracting further investment to the district.
