Hollywood is set for another major revitalization with Kilroy Realty's unveiling of 'The Encore,' a sprawling mixed-use complex planned for the iconic 6400 Sunset Boulevard site, formerly home to Amoeba Music. The project aims to blend Hollywood's storied past with its future as a hub for creative industries and urban living. The development will feature approximately 250,000 square feet of Class A creative office space, 200 market-rate residential units, and 40,000 square feet of curated ground-floor retail and restaurant space.
"'The Encore' is designed to be a vibrant, walkable destination that captures the dynamic energy of Hollywood," said John Kilroy, Chairman and CEO of Kilroy Realty. "We're not just building structures; we're crafting an experience that will attract top-tier talent and residents, further solidifying Hollywood's position as a global entertainment and innovation center." The architectural design, led by Rios Clementi Hale Studios, emphasizes open spaces, lush landscaping, and pedestrian-friendly pathways.
Permitting for the project is currently underway, with construction anticipated to begin in early 2027, following demolition of existing structures. The total estimated cost for 'The Encore' is projected to be around $480 million. The development is expected to generate hundreds of construction jobs and create a significant number of permanent jobs in the office, retail, and hospitality sectors upon completion.
Local businesses and community groups have expressed cautious optimism. "We're excited about the potential for new foot traffic and economic activity," commented Maria Rodriguez, owner of a nearby boutique. "However, we hope the new retail spaces will prioritize local businesses and maintain the unique character of Sunset Boulevard, rather than just bringing in national chains."
